It’s no secret that house prices vary greatly around Australia.

At the end of March 2018, the national median value of a house was recorded at $570,249 by CoreLogic.

From a family home in the outer suburbs of Sydney to a trendy pad in the heart of Adelaide, what does the national median house price buy you in each of Australia’s capital cities?

Sydney

With a median house price of $1,033,892 – nearly double the national average – Sydney has long been the most expensive city in the country.

You won’t find a house anywhere close to the CBD for the national median price, but newer suburbs in western Sydney will accommodate.

St Helens Park is a suburb in the City of Campbelltown, 56 kilometres south-west of Sydney’s CBD. This four-bedroom house sits on a 562 square metre block that includes a backyard with shed, patio and a “resort-style, concrete, in-ground swimming pool”.

“You’ll be looking for a long time to find a family home that’s better than this,” the agents say, and it’s up for auction, with a price guide of $560,000-$610,000.

Melbourne

Melbourne’s median house value of $828,720 makes it difficult to find anything close to the CBD for the national median house price.

Venture out to newer suburbs and housing estates on the city’s fringe, though, and you can still find family-sized homes for around $570,000.

In Pakenham, 54 kilometres from Melbourne’s CBD, the population has increased rapidly over the past decade. This two-year-old, four-bedroom brick home sits on 650 square metres is up for auction with an indicative price of $545,000-$590,000. It features an outdoor dining area, modern kitchen, and main bedroom with en suite.

Brisbane

Brisbane’s median house price is $534,676, almost $40,000 below the national average, but inner-city properties are highly sought after.

In Morningside, five kilometres east of the CBD, this two-bedroom, multi-level townhouse is inviting offers over $529,000.

Located in a quiet cul-de-sac a short walk from Morningside’s cafes, bars, and shops, the house features street frontage, high ceilings, a main bedroom with en suite and study area, plus an entertaining terrace.

Adelaide

Adelaide’s median house price is $460,946, and you can still find some bargain houses in happening areas.

Perth’s housing market has suffered in recent years, and the current median house price for Western Australia’s capital is $488,003.

Located in hip Mount Lawley four kilometres north-east of the CBD, this character-filled, two-bedroom home is set in lush surroundings and features a sunroom, hidden wine cellar, fireplace, jarrah floorboards and a custom-made front door with art deco leadlighting. It’s priced at $499,000-$549,000.

Hobart

As of March 2018, Hobart’s median house price was $444,613. However, with house prices rising 12.7 per cent over the past year, and the volume of stock for sale dropping 30.7 per cent, the city is in the grips of a housing supply and affordability crisis.

Canberra has a median house price of $675,582, and with the city full of students, public servants and politicians, you’ll have to venture out of the heart of Canberra to find a house for the national median value of $570,249.
