In many respects, 49 Great Ocean Rd is a traditional coastal home with a strong timber look and feel. It features hardwood flooring and timber windows as well as a wood heater, generating a warm and character-filled vibe.
There is storage capacity underneath the home as well as a separate “sleepout” or studio structure.
Great Ocean Road Real Estate director Michael Coutts describes the home as comfortable. “It has been well maintained over its journey,’’ Mr Coutts says.
He stresses that the house is “as close to the beach as any property in the township”.
“It is literally across the road and down a private track. Because the township is on a steep slope, and the house is in the front row of housing, you get a nice, easy and flat walk to the beach and town amenities.”
The sales agent says while the number of people visiting Wye River grows during summer, its permanent population amounts to about 75 people. And when it comes to major community services, it’s about 15km from the larger resort township of Lorne, with its hospital, pubs, shops and other amenities.
“Wye River itself is a boutique hamlet with an iconic pub (The Rookery Nook) and a really good general store which provides gourmet food and coffee,’’ Mr Coutts says.
“The beach is a good little beach with surf which caters to all standards of surfing. People love it here because it is secluded and wildlife is everywhere including kangaroos, echidnas, koalas, kookaburras and king parrots.”
He says the property will suit families – with both young and older children – because it offers four bedrooms.
The agent says it will also appeal to investors looking for a steady rental yield. Importantly, he says the home has a strong rental history, generating about $30,000 a year.
“We have had some interest in the property,” Mr Coutts says.
“The marketplace here is dominated by Melbourne people purchasing holiday homes because we are two hours and 10 minutes (drive) from the CBD (central business district). Though we do get some interest from Geelong.”
